ISLAMIC BRIDGINGFINANCE

Islamic Bridging

Short-term property finance, structured on ethical principles.

Islamic bridging finance offers the speed and flexibility of a conventional bridge, while avoiding interest (riba). Here's how it works.

Structures

How Shariah-compliant bridging is structured

Cost-plus sale

Murabaha

The provider purchases the property and sells it to you at an agreed, fixed price that includes a disclosed profit margin. You know the total cost from the start, and there is no compounding.

Lease-based

Ijarah

The provider owns the asset and leases it to you for an agreed rental over the term. At the end, ownership transfers to you, typically on sale or refinance.

Shared ownership

Diminishing Musharaka

You and the provider co-own the property. Over the term you buy out the provider's share, paying rent on the portion you don't yet own, until full ownership is yours.

  • No compounding interest
  • Transparent terms set out from the outset

FAQs

Frequently asked questions

Is Islamic bridging only for Muslim investors?+

No. Shariah-compliant finance is available to anyone who meets the provider's criteria. Many investors choose it for its transparency and ethical approach.

How quickly can finance complete?+

Timescales depend on the provider, valuation and legal work. Bridging is designed for speed and is commonly used for auction purchases.

Can I use it to buy my own home?+

No. We introduce non-regulated finance for investment and commercial purposes only, not for owner-occupied residential property.

Is it more expensive than conventional bridging?+

Not necessarily. Pricing is set by the provider and is often competitive. The profit margin is agreed upfront, so costs are clear.

Do you lend the money?+

No. We are an introducer. We assess your requirements and introduce you to specialist providers, who set all eligibility, terms and pricing.
